Buying a home is about more than finding A mortgage refinance replaces your current home loan with a new loan. Homeowners may consider refinancing to change their interest rate, monthly payment, loan term, mortgage structure, or access a portion of their available equity.
However, a refinance should not be judged by the interest rate alone. Closing costs, the new loan balance, monthly savings, break-even period, and the length of time you expect to keep the property should all be considered.the right property. You also need a financing strategy that reflects your income, credit, available funds, existing debts, and long-term goals.
Dylan Crews helps homeowners throughout Middle Tennessee review these factors and determine whether refinancing may fit their financial plans.
When you refinance, you apply for a new mortgage that pays off and replaces your existing loan. The new mortgage may have a different:
-Interest rate
-Monthly principal and interest payment
-Loan term
-Loan type
-Total loan amount
-Mortgage-insurance requirement
-Fixed or adjustable-rate structure
Refinancing requires a new application and underwriting review. Depending on the program and property, the process may also require income and asset documentation, a credit review, appraisal, title work, insurance verification, and closing costs.
Refinancing is not guaranteed, even if you already own the home and have made your current mortgage payments on time.
Rate-and-term refinance- A rate-and-term refinance is generally used to change the interest rate, loan term, payment structure, or loan program without receiving substantial cash from the property’s equity. Extending the loan term may reduce the required monthly payment, but it can also increase the total interest paid over time.
A homeowner might consider it to:
- Replace an adjustable-rate mortgage with a fixed-rate mortgage
- Change from a 30-year loan to a shorter term
- Extend the term to adjust the required monthly payment
- Remove a borrower from the mortgage, subject to qualification
- Change from one loan program to another
- Review whether mortgage insurance can be removed or changed
Extending the loan term may reduce the required monthly payment, but it can also increase the total interest paid over time.
Cash-out refinance- A cash-out refinance replaces the existing mortgage with a larger loan. After the current loan and applicable costs are paid, the homeowner receives a portion of the remaining proceeds.
Cash-out funds may be considered for purposes such as:
- Home improvements
- Major repairs
- Debt consolidation
- Education expenses
- Business-related needs
- Investment or property-related expenses
- Establishing financial reserves
Because the home secures the new loan, using equity should be evaluated carefully. Increasing the mortgage balance may raise the monthly payment, extend repayment, reduce available equity, or increase the total financing cost.
A lower interest rate may reduce your payment or total interest expense, but refinancing also involves closing costs. The break-even point is one important factor when determining whether the rate reduction is worthwhile.
The right analysis depends on your loan amount, closing costs, loan term, how long you expect to keep the loan, and your individual goals. Whether you want to lower your payment, access equity, reduce total interest, or change your loan term, the refinance should be evaluated accordingly.
The right question is not simply, “Is the new rate lower?” It is, “Does the complete refinance structure support my goals?”
A break-even analysis estimates how long it may take for the monthly interest savings from refinancing to recover the upfront costs.
A simplified calculation is:
Total refinance costs ÷ estimated monthly interest savings = approximate break-even period
For example, if the applicable costs were $6,000 and the estimated monthly savings were $200, the simplified break-even period would be approximately 30 months.
That calculation does not capture every financial factor. It may need to account for financed closing costs, a changed loan balance, a different term, mortgage insurance, tax considerations, and the amount of principal being paid each month.
If you expect to sell, move, or repay the loan before reaching the estimated break-even point, the refinance may provide less value than expected.
Refinancing can be used to change how long you have to repay the mortgage.
Shorter loan term
A shorter term may help you build equity and repay the mortgage sooner, but the required monthly payment may increase.
Longer loan term
Restarting or extending the repayment term may lower the required payment, but it can also increase the total interest paid and keep the home encumbered by debt for a longer period.
Dylan can help compare the new payment with the projected total cost and your anticipated time in the home.
Home equity is the difference between the property’s current value and the debt secured by it. A cash-out refinance converts part of that equity into borrowed funds.
Before using equity, consider:
- Whether the expense is necessary or discretionary
- The new monthly payment
- The total interest and financing cost
- How much equity will remain
- Whether a home equity loan or HELOC may be more appropriate
- The risks of converting unsecured debt into debt secured by your home
Failing to repay a mortgage can place the property at risk. Equity should not be treated as cost-free money.
Home values, taxes, insurance costs, and property characteristics differ across Middle Tennessee. A refinance analysis should use information specific to the property rather than relying on a general online estimate.
